Do I need 20% down to buy my first home?
No. The amount you'll need depends on your loan program, financial profile and the home you choose. Legacy South also participates in programs designed to help qualifying first-time buyers with upfront costs. The current Home Access Grant, for example, advertises up to $15,000 toward a down payment and as little as $1,000 out of pocket for eligible buyers, subject to lender approval and program terms.
How do I know how much home I can afford?
Start with the monthly payment that feels comfortable—not simply the maximum amount a lender says you qualify for. Consider your mortgage, taxes, insurance, HOA fees, utilities, maintenance and savings when creating your budget. Adam can help you understand the home and community options that fit your goals.
Do I need to be pre-approved before I tour a Legacy South home?
It's a smart place to start. Pre-approval gives you a clearer picture of your purchasing power and helps you focus your search. Legacy South recommends getting your budget established before touring so you can make decisions with confidence.
What is the Front Door Program?
The Front Door Program is a third-party lender program available to qualifying buyers on select Legacy South homes and communities. Current program information advertises up to $15,000 toward the down payment, Legacy South closing-cost contributions and as little as approximately $1,000 out of pocket. Eligibility, availability and terms are determined by the participating lender.
How do I choose the right Legacy South community?

Can I customize my Legacy South home?

How long does it take to build a Legacy South home?
Timing depends on the home, community, permitting, weather and construction stage. Legacy South says homes are typically completed within 6–8 months after breaking ground, outside of permitting and significant weather delays. Quick-move-in homes may offer a much shorter timeline.
What if I need
a home sooner?
Ask Adam about quick-move-in homes. These are homes that are already built or well into construction, allowing you to potentially move much sooner than with a to-be-built home. Availability changes, so it's worth checking current inventory early.
Does my new Legacy South home come with a warranty?
Yes. Legacy South provides a one-year new-home builder warranty covering qualifying defects or failures in workmanship or materials that affect the function of the home. Their Customer Support Team is available to help with qualifying issues after closing.
What happens after I decide I want to buy?
We'll take it one step at a time. Generally, you'll establish your budget and financing, explore communities and floor plans, select your home, sign the purchase agreement, work through financing and any applicable selections, complete your pre-closing walkthrough and then head to closing.
